Moving Out
We all know moving out is a long and complicated process and there is no shame in procrastinating for a little while before checking your inventory and making sure all is in order before the big move-out date. In order to minimise any risk of dispute over the return of your security deposit, make sure the property is returned in a clean state, all the keys/fobs as well as furnishings/appliances are present, and be prepared to explain any damages. It is always best to attend the check-out appointment yourself to confirm the findings.
Your Move-Out Checklist
Inventory
Check the terms of your tenancy agreement for specific end-of-tenancy requirements. In general, the property is expected to be returned in a clean with furniture items (if any) moved back to the same place as they were at the time of check-in. If there was any repair or remedial work done prior to the move out inspection, do inform us and provide any relevant receipts.
Remove Personal Possessions
Make sure you have removed all your belongs from the property. There may be storage or disposal fees if you leave anything belonging to you behind.
Check-out Inspection
Try to attend your check-out inspection at the scheduled time, during which the check-out clerk collects evidence of any missing or damaged items/areas. If the property is not ready for check-out the inventory clerk may abort the appointment and will charge a cancellation fee.
Locking Up
Return all the keys at check-out inspection, including any gate, garage and parking fobs which are costly to replace. It would be a good idea to keep any operational manuals in the property for the next occupants.
Personal Details
Inform the relevant personnel or organisations of your change of address, such as:

doctors & dentists

driving licence & motor insurance

HMRC
Council Tax
Contact your local authority's council tax department to let them know your moving date and forwarding address.
Utilities
Inform your utility providers of your move-out date as well as meter readings, where applicable, following your check-out. These may include:

water & sewage

gas
-
electricity
-
telephone and broadband
-
media services including cable
-
tv licence
-
key holders for the alarm
Security Deposit
The deposit cannot be released unless both the Landlrod & Tenant are in agreement and confirm the same to the managing agent. In the event of a dispute the undisputed amount will be released to the parties as agreed and the remainder held until such time as a satisfactory conclusion has been achieved.
